Durango’s Market Finding Its Rhythm Early in 2026 Entering February
Durango’s real estate landscape shows thoughtful movement across key metrics. New listings are down about 10% compared to this time last year, which means buyers have slightly fewer options - but sellers still benefit from genuine demand. In fact, closed sales are up roughly 11% year-over-year, indicating that quality homes priced right are continuing to transact and attract motivated buyers in our unique mountain community.

 Balanced Activity and Buyer Consideration
While pricing has adjusted from peak levels, with the average sales price down around 13%, this reflects a market that’s moderating rather than weakening. At the same time, average days on market are up about 46%, showing that buyers are taking their time, evaluating value, and ensuring the home they choose fits both their lifestyle and investment goals. This slower pace gives both buyers and sellers room to make more confident, informed decisions without the pressure of ultra-fast turnarounds.

A Market Defined by Opportunity and Community
Durango and Mancos continue to be sought-after destinations - from world-class mountain biking and skiing to vibrant downtown cafés and cultural events - and those lifestyle strengths support long-term real estate interest. Whether you’re selling and want to position your home strategically, or you’re buying and want help interpreting the trends and timing your move, I’m here to help.
