This rise in inventory offers buyers more options than we've seen in recent memory and opens the door for sellers to attract serious interest in a marketplace that’s becoming more dynamic by the day.
While the number of homes under contract is down, this dip is more a reflection of national economic headwinds than local market fundamentals. Macroeconomic uncertainty—including interest rate fluctuations and broader financial trends—has caused some buyers to adopt a wait-and-see approach. Yet history tells us that moments like this often create the best opportunities. With more homes to choose from and fewer bidding wars, buyers can negotiate from a position of strength, while sellers benefit from increased activity as the start of our busiest season is just a few weeks away.

Animas River Days returns from May 31-June 1, providing a venue for public gathering with whitewater competitions as well as community outreach about river resources and conservation. Mother’s Day Weekend kicks off the season with farmers markets, and sunshine-filled trail adventures. The Durango Farmers Market offers fresh produce, protein, high-quality artisan crafts and ready to eat food and beverage – all from our local region! Every Saturday you can find us in the parking lot of the TBK Bank on 8th Street in between Main Avenue and Camino del Rio. Free Parking is available at the City Transit Center lot.
The market opens at 8 am from May through September and 9 am in October and goes til noon. Local musicians every weekend!

Experience the Vallecito Lake Heavy Half Marathon on May 17, 2025! This scenic 13.9-mile loop, will start at 9 am and go around Vallecito Reservoir offers breathtaking views of the San Juan Mountains and exclusive access across Vallecito Dam and private lands.

May 23rd - 25th
The Iron Horse Bicycle Classic is THE big race! Gear up or just watch as bikers race the train from Durango to Silverton all day. Events include the most popular race, the McDonald’s Citizen Tour, which winds through 50 miles of beautiful Colorado scenery, La Strada La Plata Gravel and the Durango Mesa Cycling Festival.
Since 1971, this iconic event has tested man vs. machine, as bicyclists race on the beautiful Million Dollar Highway. Can you make it in time to enjoy the beautiful ride back downhill?

Animas River Days is dedicated to celebrating the Animas River’s role in Durango by providing a venue for public gathering with whitewater competitions as well as community outreach about river resources and conservation. Events take place at Santa Rita Park.
Animas River Days includes these sporting events: river surfing, stand-up paddling, freestyle kayaking, boatercross, raft and kayak slalom, an inflatable rodeo and the local’s favorite costumed river parade.
