Mancos is an idyllic mountain town with a population of about 1,200 situated in the La Plata Mountain foothills of Montezuma County about 18 miles west of Cortez on U.S. Highway 160. It is conveniently located between two larger towns, Cortez and Durango, about 7,000 feet above sea level.

Mancos is an intimate community only 6 miles east of Mesa Verde National Park. Mancos is known as the "Gateway to Mesa Verde." The national park is well-known for its ancestral Puebloan cliff dwellings and ancient rock carvings.
The town has affordable single-family houses for sale inside the city limits and the surrounding area. There are approximately 600 residential units in Mancos. U.S. Highway 160 runs directly through Mancos, and homes are for sale north and south of the highway. Chicken Creek runs north of town, and the Mancos River flows south. The largest residential area is south of U.S. Highway 160 between Monte Street on the west and Main Street to the east.
